SCP's Development Division partners with property owners, investors, businesses, and municipalities to design, entitle, construct, and manage high-quality projects that are financially feasible and advance important community goals.
We specialize in identifying opportunities on in-fill sites in pedestrian-friendly areas. These sites are often avoided by larger development firms due to site complexities and/or entitlement uncertainty. We add value to these sites by strategically addressing irregular property configuration, assemblage, environmental contamination, stormwater and floodplain, infrastructure, neighborhood opposition, and zoning challenges. We work closely with area stakeholders and collaborate with municipal officials to fully understand these challenges and design projects that enhance the communities they are located in and are financeable.
A primary focus of our development efforts involves the creation of new missing middle housing opportunities in municipalities that currently lack this form of housing but understand the value it can offer.
There is a growing mismatch between the housing stock available in most communities and what the market wants and needs. This is partly due to a rapidly aging population, shrinking household sizes, and the growing demand for housing choices in walkable areas. Missing Middle Housing can effectively address this mismatch by delivering high-quality, multi-unit housing choices that are compatible in look and feel with single-family homes at attainable price points.
